In-N-Out is building a restaurant at The Canopy, the roughly twelve-acre retail and dining center inside the Great Park Neighborhoods at 7900 Great Park Boulevard. The plans call for a compact 3,860-square-foot building, a 500-square-foot patio, and a drive-thru engineered to stack 33 cars, which is a fair read on how long the line here is expected to get.
The project cleared the Irvine Planning Commission, and crews are already at work. The company has penciled in a late-2026 opening, handing the Great Park its own outpost of the chain most of Southern California treats as a food group.

The corporate side of the company is moving the opposite direction. In-N-Out is winding its operations out of Irvine and consolidating them in Baldwin Park by the end of 2029.
So the burger stand opens at the Great Park at roughly the moment the headquarters starts packing. By the time the corporate move wraps in 2029, the drive-thru at The Canopy will have been feeding Irvine for years.
